The Commercial Sales Manager is responsible for driving new revenue growth and expanding existing accounts across commercial construction and high-end residential builder markets. This is a full-cycle sales role. The individual owns the process from prospecting and relationship development through estimating coordination, proposal presentation, contract execution, collection of payments. project handoff and close out of project. The ideal candidate understands construction timelines, can read plans, communicates with confidence, and is motivated by performance.
RESPONSIBILITIES
Business Development
Identify and pursue new commercial and builder opportunities within NJ, PA, DE, NY and other expanded territories.
Build relationships with general contractors, developers, construction managers, architects, designers, luxury home builders and industry experts.
Actively prospect through networking, cold outreach, industry events, and referrals
Maintain a disciplined pipeline of new opportunities
Sales Cycle Ownership
Review drawings, specifications, and bid packages to identify fabrication scope
Collaborate with estimating and operations to develop competitive, profitable proposals
Present proposals and negotiate pricing and terms
Close contracts and secure project awards
Coordinate clean handoff to project management and remain engaged to ensure client satisfaction
Timely enter and maintain accuracy of all sales interactions in approved CRM
Account Management
Develop long-term partnerships with repeat clients
Monitor client pipelines for future opportunities
Resolve issues proactively to protect relationships
Performance & Reporting
Maintain accurate pipeline forecasting
Meet or exceed revenue and margin targets as outlined in positions key performance indicators
Track sales activity and follow up consistently in CRM
Routinely provide updates to the manager and leadership on pipeline and growth strategy
QUALIFICATIONS

Construction Management or industry specific experience in related field required
Bachelors Degree preferred but not required
Established network within regional contractor or builder community
Experience managing multiple active projects simultaneously
3+ years of experience in commercial construction sales, fabrication sales, millwork, cabinetry, stone, or related trades
Experience working with commercial contractors and/or high-end residential builders
Ability to read and interpret blueprints and construction documents
Strong negotiation and closing ability
High level of organization and follow through
Strong communication skills, both written and verbal
Comfortable operating independently in a regional territory
Valid driver’s license and ability to travel throughout Stone Tech territories such as NJ, PA, DE, and NY (Must have reliable transportation)
PHYSICAL REQUIREMENTS
At all times, employees are required to be fit for duty.
Ability to sit, stand, walk, bend, and move frequently throughout the workday
Ability to travel by car for site visits, client meetings, and events. (When traveling by car, sit for long periods of time)
Be able to be on worksites that are under construction and have various uneven flooring areas
Reliable transportation and valid driver’s license required
