The successful candidate will possess:
  • College Degree, engineering or project management is desired but not required.
  • At least five (5) years of maintenance-related experience such as HVAC, Electrical or other industrial trade, and three (3) years as a manager.
  • Ability to work well with others. Proficient in Project Management Strong leadership, collaborative, and coaching abilities, being able to achieve the Maintenance department’s goals.
  • Time management ability, multi-tasking skills and prioritization skills in a high energy environment.
  • Strong and effective communication skills both oral and written.
  • Journeyman’s and/or Master’s license in the fields of HVAC mechanical, electrical and/or plumbing is desired but not required.
  • Out-going personality with a positive upbeat attitude
  • Desire to grow and develop both personally and professionally
Essential Duties and Responsibilities:

  • Manages vendor performing maintenance work.   Ensures all work is properly documented into ARCA in a timely manner. 
  • Ensures vendor work meets contractual scopes of work. 
  • Responsible for vendor compliance to Company policies and procedures.
  • Manages vendor relationships and trains vendors on work order and billing procedures.
  • Works within budget and efficiently utilizes organizational resources.
  • Strong negotiation skills
  • Knowledge of Microsoft Office Suite, Outlook, and Internet; able to create spreadsheets, emails and other departmentally required documents.  Willingness and ability to learn the Company’s proprietary database program
  • Knowledge of principles and processes for providing customer service including customer needs assessment, meeting quality standards for service, and evaluation of customer satisfaction  The ability to work on-call as needed
  • Performs other job-related responsibilities as assigned.
  • Shares responsibility for achieving Key Performance Indicator (KPI) goals within company budget.
  •  Searches for, vets, executes agreements with and sets up new vendors. This include the monitoring and development of new vendors into valued business partners.
  • Approves vendor quotes and invoices per guidelines.
  • Ability to be cross trained in every aspect of department.  Available to assist with after hour calls and emergencies.
Managerial Responsibilities:
  • Manages work orders, ensures proper priorities are established, and assignments are appropriately distributed to staff.
  • Assures that work order assignments are completed.  Provides formal supervision to individual employees. 
  • Recommends staff recruitment, selection, promotion, advancement, corrective action and termination.
  • Plans and monitors appropriate staffing levels and utilization of labor, including overtime.
  • Prepares and delivers performance appraisal for staff.
  • Mentors and coaches team members to further develop competencies.
  •  Leads by example and models behaviors that are consistent with the company's values.
  • Supports the department by sustaining accurate reporting tools
  • Collaborates with team and other support personnel to continuously improve maintenance team processes, reduce expense and reduce down time.
The Facilities Maintenance Manager oversees the Facilities Maintenance function and associates of the department. He/She provides leadership, promotes teamwork, communicates and coaches employees. The goal of the facilities maintenance manager is to manage their team to oversee the repair and maintenance of client facilities to ensure the quality services every time.
